We have fully launched the "R2 Project" (R2: Real-estate Revitalization), which aims to revitalize small and medium-sized old real estate in central Tokyo. This is a new business that utilizes the space creation know-how and network that Tanseisha has cultivated to date to renovate small and medium-sized old buildings into offices with more comfortable working environments, thereby increasing the value of the real estate. After renovation, the buildings will be managed as rental offices or sold to investors to generate revenue.
As the first step of the project, we launched the "W2" small office rental brand (W2: Wellbeing Workplace™ (※1)) for small businesses and opened "W2 KODENMACHO" (Chuo City Tokyo).
Through this project, Tanseisha aims to contribute to the realization of a circular economy, as well as to create new vitality and contribute to the development of sustainable urban areas.

Background of the initiative
Many small and medium-sized buildings built during the bubble era are now about 30 years old, and their occupancy rates are declining due to the deterioration of the buildings and facilities. In addition, more than 60% of owners of small and medium-sized buildings are over 60 years old. (※2) As the population ages, there is a decline in business motivation and issues regarding inheritance.
In addition, about 60% of employed people in Tokyo work for companies with fewer than 500 employees. (※3) However, there is little new supply of small and medium-sized buildings suitable for these types of companies, so many people working in Tokyo end up working in old buildings.
Therefore, we launched a project in April 2020 and began considering commercialization, utilizing the know-how and network we have cultivated in creating spaces to revitalize old real estate and provide better workplaces for small and medium-sized businesses. We have now fully launched an office rental and real estate sales business that develops and provides a worker-friendly working environment to improve real estate value and make effective use of building stock.

Tanseisha acquires small to medium-sized old buildings and aims to increase the value of the real estate by renovating them based on the concept of "Wellbeing Workplace™." After renovation, the buildings will be rented out as small offices that provide a more comfortable working environment to start-ups and other small businesses, or sold to investors.
About the office brand "W2/Wellbeing Workplace™"
"Wellbeing" is a word used in the World Health Organization (WHO) Constitution to indicate a "state of fulfillment." The WHO defines "health" as a state of physical, mental, and social wellbeing.
"W2/Wellbeing Workplace™" is a workplace that aims not only to achieve the physical and mental health and personal fulfillment of the people who work there, but also to achieve all aspects of "wellbeing," such as the long-term success of the organization and a sustainable society.

About the first property, "W2 KODENMACHO"
The "W2 KODENMACHO" sign is attached to the exterior of the building. It is designed to be easily visible to visitors to the office.
Artworks are installed on the landings of the stairs on each floor. These artworks that give a natural feel provide relaxation to workers.
Taking into consideration the circadian rhythm (body clock), lighting fixtures that can change color temperature are used, so the color of the lighting changes over time.
