The Tanseisha Group's environmental management system is integrated with our business activities and goes beyond protecting the natural environment, aiming to create comfortable environments for social interaction, taking into consideration everything from the design stage to the operation of facilities after construction.
In July 2017, we renewed our environmental management system certification in accordance with the 2015 revision of ISO14001, expanding the scope ofapplication to our major bases and promoting operation in an optimal manner for our business activities.

In our space creation business, we strive to reduce the amount of resources and energy consumed and disposed of, and aim to create spaces that are friendly to both people and the environment. We consider the "social interaction spaces" that are the subject of our main business activities to be part of the environment, and we have set six specific items for "Environmental Consideration design" that we are working to achieve.
Health Planning
Providing a healthy indoor environment
We will reduce volatile organic compounds that pollute the air in indoor spaces and design with consideration for their impact on health. In addition, when a particularly clean space is required, we will strive to select interior and fixture materials that have antibacterial, antiviral, stain-resistant, and deodorizing properties.
3R Design
Reduce waste and use resources efficiently
We will work on the "3Rs" of Reduce (reducing waste generation), Reuse (reuse, reuse), and Recycle (recycling, recycling) from the design stage, including the selection of materials and products to be used.

We take into consideration safe structures and shapes, such as rounding fixtures and furniture and measures to prevent them from falling or tipping over, and also design to ensure safety in the event of a fire and to prevent accidents due to carelessness.

When exhibiting or storing cultural properties or artworks, we work on cultural property Preservation Planning by taking design considerations and technical measures to prevent deterioration or damage.
Even in the final stage of construction, which is the creation of spaces that are friendly to both people and the environment, we aim to reduce the environmental impact through Environmental Consideration construction. In particular, we have created our own procedure manual and are focusing on reducing the amount of industrial waste generated and preventing health hazards caused by chemicals generated from interior materials.
We set implementation items based on environmental laws and regulations, and create management plans to reduce the generation of industrial waste for each individual property. After construction, we record the implementation details, implementation effects, types and amounts of waste generated, and compliance with laws and regulations, and feed them back into the construction plan to manage industrial waste and make continuous improvements. At the "Safety and Health Committee" held monthly, we confirm the proper disposal of industrial waste by submitting related documents, checking the disposal status, and providing guidance. Furthermore, at the "Industrial Waste Countermeasures Committee," we confirm and provide guidance on industrial waste management policies and separation rates. We also provide guidance on the active adoption of items that are effective in reducing industrial waste (precutting, 3R, reduction of surplus materials and packaging materials, adoption of economical sizes, reduction of mixed waste, etc.), and strive to reduce industrial waste emissions.
We implement Environmental Consideration design and construction plans (construction review meetings) and select certified materials in cooperation with related parties such as designers and production staff. We also manage the use of certified materials by defining essential items for on-site management and registering and recording on-site record photos.
For the non-combustible wall material (decorative calcium silicate board) "R Nice," which we planned and designed, we worked with the manufacturing company that developed it, as well as with intermediate treatment facilities and recycling facilities to create a process that enables 100% material recycling.
With the aim of raising awareness of sustainable building materials, strengthening our ability to propose them, and increasing their adoption, we are creating a list of materials that will lead to the creation of sustainable spaces and sharing this information with clients.
Regarding building material samples necessary for space creation, we have established a company-wide sample room that is operated in cooperation with various manufacturers, and we also utilize a service that allows samples from multiple manufacturers to be packaged and returned together. This not only reduces the number of sample deliveries and packaging materials, but also contributes to promoting the return and reuse of building material samples.
Tanseisha's headquarters has obtained FSC®-CoC certification, the most widely used forest certification system in the world.
FSC® certification is a forest certification system that certifies "proper forest management" as defined by the Forest Stewardship Council®, an international non-profit organization that aims to spread responsible forest management worldwide. There are two types of certification: "FM certification (Forest Management certification)," which examines and certifies forest management based on 10 principles and 70 standards that balance the environment, society, and economy, which were established by agreement with various stakeholders around the world, and "CoC certification (Chain of Custody certification)," which covers the processing and distribution process of forest products. Strict examinations are conducted by independent third-party organizations.
The "CoC certification" that Tanseisha has acquired is awarded to companies that are certified as conforming to standards and rules established by the FSC to prevent the mixing of unqualified wood during processing and distribution. Tanseisha promotes the use of properly managed forest products when proposing and selling the wooden products it handles.

As original, environmentally friendly products, we have produced our first furniture pieces, a "side table" and a "coat hanger," made entirely from FSC®-certified wood. These two products were designed and delivered to fit the concept of the "Carbon Offset Room" in the co-working space "point 0 marunouchi," which aims to realize the "office space of the future."

We are reducing electricity consumption by promoting air conditioning efficiency by keeping blinds closed all the time in the summer, turning off all lights in the office at a certain time after work and turning on only necessary areas, consolidating servers in data centers with high power efficiency, expanding the use of public clouds, and setting office equipment to energy saving settings. We have adopted a dress code-free policy, and by allowing employees to dress according to the working environment and situation, including the season and temperature, we are also contributing to reducing the burden on the environment. In addition, our head office (Shinagawa Season Terrace), Kansai Branch (Osaka) (Grand Front Osaka), Nagoya branch (Chunichi Building), and Kyoto sales office (KDX Karasuma Building) use electricity generated from renewable energy sources installed in the buildings in which they are located.
In addition to providing a centralized space for the company to share and manage stationery, documents, envelopes, etc., we have stocked stationery mainly with refills, and are promoting the reduction of the use of office paper and the thorough reduction and separation of waste generated from the office. In addition, we are working to reduce waste by requesting a specialized recycling company to take over furniture and fixtures during renovation work at each base, and further promoting the recycling of equipment used on-site, such as workwear, helmets, and safety belts.
We support the purpose of "Fun to Share" sponsored by the Ministry of the Environment. Tanseisha's head office was rated "AAA rank" for excellent energy-saving measures and initiatives in the "System to Evaluate and Publicize the Initiatives of Specific Tenants and Other Businesses Concerning Global Warming Countermeasures" (2019) implemented by the Tokyo Metropolitan Government.

We hold the "Sustainability Solution Awards" in which we solicit company-wide projects that contribute to sustainability and give internal awards. We also use the winning projects as an opportunity to raise awareness within the company, by providing an opportunity to present details of the projects and share information within the company.
We create achievement collections and brochures based on our achievement and activity information regarding our sustainability-related efforts, and update and organize them accordingly so that they can be used in proposals to clients. Furthermore, we hold seminars for both internal and external audiences with the aim of improving basic understanding of sustainability. We also hold separate education (workshops) by external lecturers for selected members to foster awareness of sustainability.
Tanseisha supports the purpose of the "Green Fund" promoted by the National Land Afforestation Promotion Organization, a public interest incorporated association, and makes donations to it.
"Green Donations" will lead to forestation in local communities, both domestically and internationally, and will be used for a variety of "forest and human development" activities.

As part of its business activities, the Tansei Research Institute provides consulting on Environmental Consideration exhibitions as a consultant for creating exchanges that make use of culture, and is working on proposing "ecomuseums." "Ecomuseums" are places that aim to revitalize the region by exploring the natural environment, history, and culture of the region and capturing its characteristics to highlight the tangible and intangible cultural assets of each region as new attractions.
