Environmental Policy

The Tanseisha Group shares a sense of crisis about global warming with the whole of society, and while striving to improve intellectual creativity and business efficiency, we will continue to work on continuously changing our awareness and actions with a focus on the following items in order to protect the sustainable environment, and will continue to create social interaction spaces that bring richness and abundance to people's lives.

  1. Reducing greenhouse gas emissions
    We will continue to implement the national Cool Biz/Warm Biz campaign and strive to use resources and energy appropriately in our business activities.
    We will also strive to create spaces that combine excellent greenhouse gas emission reduction technology with cost-effectiveness.
  2. Environmental Consideration Design
    We actively adopt healthy design, energy-saving design, design for preserving cultural assets, and universal design that incorporates the concept of diversity, and strive to be environmentally friendly from the design stage onwards.
  3. Reducing industrial waste
    We will establish procedures for reducing and separating industrial waste generated at construction sites.
  4. Consideration for facility users
    We strive to design safely and properly manage the chemical substances used to ensure that our facilities can be used safely and comfortably.

Operation and promotion of environmental management systems

The Tanseisha Group's environmental management system is integrated with our business activities and goes beyond protecting the natural environment, aiming to create comfortable environments for social interaction, taking into consideration everything from the design stage to the operation of facilities after construction.
In July 2017, we renewed our environmental management system certification in accordance with the 2015 revision of ISO14001, expanding the scope ofapplication to our major bases and promoting operation in an optimal manner for our business activities.

Promoting environmentally friendly design

We have established the "Sustainable Design Guidelines," which outline our efforts to promote "sustainable design," a design methodology for realizing a sustainable society, and are working to resolve environmental issues through the creation of a variety of spaces.

Environmental Consideration at construction sites

Even in the final stage of construction, which is the creation of spaces that are friendly to both people and the environment, we aim to reduce the environmental impact through Environmental Consideration construction. In particular, we have created our own procedure manual and are focusing on reducing the amount of industrial waste generated and preventing health hazards caused by chemicals generated from interior materials.

Reducing industrial waste

Environment

We have set implementation items based on environmental laws and regulations, and are working to thoroughly formulate and implement management plans to reduce industrial waste generation for each individual property, with the goal of implementing more than 90% of the plans. After construction, we record the implementation details, results, types and amounts of waste generated, and compliance with laws and regulations, and provide feedback to construction plans to manage industrial waste and ensure continuous improvement.
At the Safety and Health Committee, which meets monthly, we confirm the submission of relevant documents, check the disposal status, and provide guidance to ensure the proper disposal of industrial waste. Furthermore, the Industrial Waste Countermeasures Committee confirms and provides guidance on industrial waste management policies and separation rates. We also provide guidance on the proactive adoption of measures that are effective in reducing industrial waste (pre-cutting, 3R, reduction of surplus materials and packaging materials, adoption of economical sizes, reduction of mixed waste, etc.), and strive to reduce the amount of industrial waste generated.
In order to reduce the amount of waste that is ultimately disposed of, we have set a target annual average separation rate for industrial waste at construction sites of 70%, and are working to achieve this. By working to reduce unsorted mixed waste, we are improving our recycling rate.

For the non-combustible wall material (decorative calcium silicate board) "R Nice," which we planned and designed, we worked with the manufacturing company that developed it, as well as with intermediate treatment facilities and recycling facilities to create a process that enables 100% material recycling.

Efficient use of building material samples

Environment

Regarding building material samples necessary for space creation, we have established a company-wide sample room that is operated in cooperation with various manufacturers, and we also utilize a service that allows samples from multiple manufacturers to be packaged and returned together. This not only reduces the number of sample deliveries and packaging materials, but also contributes to promoting the return and reuse of building material samples.

Obtained the forest certification system "FSC®-CoC Certification"

Tanseisha's headquarters has obtained FSC®-CoC certification, the most widely used forest certification system in the world.
FSC® certification is a forest certification system that certifies "proper forest management" as defined by the Forest Stewardship Council®, an international non-profit organization that aims to spread responsible forest management worldwide. There are two types of certification: "FM certification (Forest Management certification)," which examines and certifies forest management based on 10 principles and 70 standards that balance the environment, society, and economy, which were established by agreement with various stakeholders around the world, and "CoC certification (Chain of Custody certification)," which covers the processing and distribution process of forest products. Strict examinations are conducted by independent third-party organizations.
The "CoC certification" that Tanseisha has acquired is awarded to companies that are certified as conforming to standards and rules established by the FSC to prevent the mixing of unqualified wood during processing and distribution. Tanseisha promotes the use of properly managed forest products when proposing and selling the wooden products it handles.

Delivery Examples

As original, environmentally friendly products, we have produced our first furniture pieces, a "side table" and a "coat hanger," made entirely from FSC®-certified wood. These two products were designed and delivered to fit the concept of the "Carbon Offset Room" in the co-working space "point 0 marunouchi," which aims to realize the "office space of the future."

Initiatives to reduce CO2 emissions

We are working to reduce electricity consumption in the office by promoting measures such as improving air conditioning efficiency by keeping blinds closed during the summer, turning off all lights in the office at a set time after work and turning on only lights in necessary areas, consolidating servers in highly energy-efficient data centers, expanding the use of public clouds, setting energy-saving settings for office equipment, and promoting a dress code-free policy that allows employees to wear clothes according to the working environment and occasion, including the season and temperature.We are also introducing a "telework system" for all employees, setting up satellite offices, and utilizing shared office services, which not only reduces energy consumption by reducing the use of public transportation for travel, but also reduces paper usage by digitizing documents, thereby contributing to reducing environmental impact.
Furthermore, our head office (Shinagawa Season Terrace), Kansai Branch (Osaka) (Grand Front Osaka), Nagoya branch (Chunichin Building), and Kyoto sales office (KDX Karasuma Building) use electricity generated from renewable energy sources installed in the buildings they are located in. *Employee coverage rate for renewable energy use at business locations: 95.0% (as of April 30, 2025)

Reduction of waste generation

In addition to providing a centralized space for the company to share and manage stationery, documents, envelopes, etc., we have stocked stationery mainly with refills, and are promoting the reduction of the use of office paper and the thorough reduction and separation of waste generated from the office. In addition, we are working to reduce waste by requesting a specialized recycling company to take over furniture and fixtures during renovation work at each base, and further promoting the recycling of equipment used on-site, such as workwear, helmets, and safety belts.

Reducing resource use

We aim to reduce our environmental impact by actively promoting the effective use and reuse of resources. We have set up a centralized space for the company to share and manage stationery, documents, envelopes, etc., and we maintain a stock of stationery, mainly refills. As part of our resource utilization management, we monitor the amount of office paper used and strive to reduce paper usage compared to the previous year. We are making progress in digitizing the circulation of forms, reducing paper output by promoting online meetings, and digitizing documents. Paper usage in fiscal 2024 (*) was 2,503,500 sheets (fiscal 2023: 2,732,500 sheets).

Effective use of water resources

We are committed to making improvements in light of the importance of making effective use of water resources in our business activities. Shinagawa Season Terrace, where Tanseisha's head office is located, is located above the Shibaura Water Reclamation Center, and in addition to conserving water and utilizing recycled water, we also make maximum use of the sewage heat and reclaimed water generated at the center. In addition to utilizing the stable sewage heat as a heat source, we also use the reclaimed water for flushing toilets and watering plants.

Responding to and supporting environmental public regulations and social evaluation

We support various laws, regulations, and policies related to climate change and energy consumption, and are taking appropriate measures in accordance with the Act on Promotion of Global Warming Countermeasures (Global Warming Countermeasures Act) and the Act on the Rational Use of Energy (Energy Conservation Act).
Tanseisha's head office is located in Shinagawa Season Terrace, which has a wide range of energy-saving equipment installed. In addition, in the "System for Evaluating and Publicizing the Initiatives of Specific Tenants and Other Businesses Concerning Global Warming Countermeasures" (2019) implemented by the Tokyo Metropolitan Government, the company was awarded an "AAA Rank" for its excellent energy-saving measures and initiatives.

Donations to the "Green Fund"

Tanseisha supports the purpose of the "Green Fund" promoted by the National Land Afforestation Promotion Organization, a public interest incorporated association, and makes donations to it.

As part of its business activities, Tansei Institute provides consulting on Environmental Consideration exhibitions as a consultant for creating exchanges that make use of culture, and is working on proposing "ecomuseums."
