Tanseisha will begin offering "FAC+ (Factus)," a service that combines spatial data analysis and design to maximize spatial value by providing a one-stop service from identifying spatial issues to proposing solutions, from October 1st. The service was jointly developed as part of a collaboration with Pixie Dust Technologies Inc. (Head office: Chiyoda-ku, Tokyo; Director: Yoichi Ochiai and Taiichiro Murakami, hereinafter referred to as PxDT) to promote spatial DX (digital transformation) and increase spatial value, leading to the provision of the service.

"FAC+" is a service that aims to solve problems for business operators and further improve the experience value for end users by collecting and visualizing various data related to spaces through web cameras and sensors, and combining quantitative data with the planning, Design, Layout of spatial creation, which has previously been done based on sensibility and taste.

By utilizing the spatial data platform "KOTOWARI®" provided by PxDT, along with the creative capabilities of Tanseisha, which handles a wide range of spaces such as Commercial Spaces in large shopping malls, Cultural Spaces such as museums, and Event Spaces for exhibitions, we aim to maximize the value of space and support the resolution of issues faced by businesses and society.

Features of "FAC+"

1. Rapid data reporting
The acquired data is automatically graphed, quantified, and reported. Data on existing facilities can be acquired and used in the planning and design of ongoing projects.

2. Data collection and improvement proposals utilizing Tanseisha's know-how
Based on the knowledge and experience of Tanseisha, which creates a wide variety of spaces, we will consistently handle the analysis of data required to solve problems and the installation and adjustment of sensors. Based on the data acquired by "FAC+", we will make proposals that utilize the planning, Design, Layout know-how of Tanseisha. By verifying the effectiveness of the proposals even after the facility is actually completed, it is possible to measure the effectiveness of the planning and design and implement the PDCA cycle for improvement.

3. Acquiring data that can be used for marketing
By acquiring data on gender, age and people flow, it is possible to analyze actual visitor trends that could not be grasped from POS data or membership data alone. The analyzed data can be used for measures to maximize sales for new stores and tenants, as well as for planning and updating exhibits to improve the experience value of end users.

・Understanding the current situation when planning renovations
By collecting data on existing spaces and visualizing problems and issues, we plan solutions and reflect them in the planning and design of renovations, which contributes to achieving KPIs such as increased customer satisfaction and sales rates.

・Verification of effects after renovation/renovation
By collecting data in the space, we can verify whether the issues have been resolved and whether the expected effects have been achieved in the facilities and spaces completed based on various solutions and proposals.

- In-facility A/B testing

As professionals in spatial creation, Tanseisha undertakes more than 6,000 projects a year, but has not previously conducted quantitative evaluations or collected data on how the space is utilized after delivery, or on its operation and management status.
We therefore thought that by acquiring and accumulating quantitative data and combining it with Tanseisha's know-how, we might be able to improve the value and experience of a space, and so we decided to develop the "FAC+" service.
By utilizing "FAC+" in a variety of spaces, not just the ones we handle, we hope to be able to contribute to solving business owners' problems and further improving the experience value for end users.
