NTT Urban Solutions Corporation (Headquarters: Chiyoda-ku, Tokyo; President and Chief Executive Officer Yasushi Ikeda), NTT Urban Development Corporation (Headquarters: Chiyoda-ku, Tokyo; President and Chief Executive Officer Yasushi Ikeda), PDC Corporation (Headquarters: Minato-ku, MINATO CITY; President and Chief Executive Officer Shingo Tanaka), TANSEISHA Co., Ltd., and point0 Co., Ltd. (Headquarters: Chiyoda-ku, Tokyo; President and Chief Executive Officer Takahiro Ishihara) will begin a demonstration broadcast of art content using "Utsuroi Art," a spatial Spatial Production technology utilizing generated AI, in the 2nd-floor office lobby of "Urban Net Sapporo Link Tower" (Sapporo, Hokkaido), which is scheduled to open on Saturday, October 3, 2026.
In this demonstration, we will use generation AI to deploy 273 patterns of digital art in the office lobby that are linked in real time to the local time of day, season, and weather. This will enhance the appeal of the building space through diverse expressions and reduce the operational burden of digital signage. Furthermore, by transforming the impersonal "waiting time and downtime" that often occurs in offices, such as waiting in elevator lines when arriving at work or moving around, into time for art appreciation, we aim to reduce the psychological burden on workers and improve their well-being.

■Background and objectives of this demonstration
Traditional digital signage operations in office buildings and commercial facilities have faced challenges such as the cost of producing Video content, the "deterioration of freshness" due to long-term broadcasting, and the increasing "operational burden" of updating and managing content as the variety of content increases.
This demonstration aims to solve these problems by broadcasting digital art (a variety of Video generated using AI) that is synchronized in real time with the local time of day, season, and weather. At the same time, it aims to transform the impersonal "waiting time and downtime" that often occurs in offices, such as waiting for elevators when commuting or traveling, into time for art appreciation, thereby reducing the psychological burden on workers and improving their well-being.
Furthermore, in a similar demonstration conducted at the coworking space "point 0 marunouchi" (operated by point0), 96% of users responded that they "value the fact that the art changes regularly," and 81% of users responded that they "were able to relax with the exhibited art," demonstrating the potential of digital art to bring positive experiences to people who work there.

■ Roles of each company in this demonstration project
We are promoting this project by combining the specialized know-how of five companies with cutting-edge technologies developed through industry-academia collaboration.
| Company name | Role in this demonstration |
|---|---|
| NTT Urban Solutions NTT Urban Development |
This includes providing a demonstration field (UrbanNet Sapporo Link Tower), verifying content quality and operation, assessing AI utilization risks, and conducting on-site evaluations and feedback. |
| PDC | Promoting demonstrations, supporting verification and evaluation, building signage systems and Content Direction |
| Tanseisha | Content planning, spatial Direction, and design adjustments |
| point0 | Content creation supervision and technical support *This is a development result of a comprehensive collaboration between Daikin Industries, Ltd. and Osaka University, and utilizes patents owned by Daikin Industries. |
■ Broadcast content in this demonstration
We will broadcast content generated based on landscapes inspired by Sapporo and Hokkaido. Rather than reproducing live-action Video, we will use generation AI to create highly abstract, "artistic (painting-like)" expressions, providing a "space for appreciation" to relax and escape from the information-saturated daily life.
By gently resonating with the memories and sensibilities of each worker who appreciates the artwork, and by bringing a pleasant, relaxing effect to the office space, we aim to improve well-being.
273 patterns of art expression linked to the season, time of day, and weather.
The focus is on combining the four seasons (spring, summer, autumn, and winter) with the three time periods (morning, noon, and evening).
It expands further. By dynamically combining weather animations of "sunny, cloudy, rainy, and snowy" as layers, it creates 273 variations, always generating fresh artistic expressions.

■Future Outlook
Through this demonstration project, the five companies will leverage their respective strengths to aim for the following developments.
NTT Urban Solutions and NTT Urban Development will conduct verification and evaluation in a real operating environment to accumulate knowledge for implementation. Based on the knowledge gained from this demonstration, we will aim for further sophistication and efficiency, taking into account the latest technological trends, with a view to deploying the technology to facilities developed, owned, and operated by our group.
As a specialist in digital signage, PDC is developing a next-generation signage solution package that utilizes AI generation to deliver "low-cost, fresh content." In conjunction with its own distribution system, OneGATE, PDC will propose a new model for digital space Spatial Production to facility operators nationwide.
As a professional in creating spaces for commercial and cultural facilities, Tanseisha will combine its expertise with generative AI technology to establish an environment-adaptive Spatial Production method that is tailored to the characteristics of each space and the attributes and needs of its users. Based on the knowledge gained from this demonstration, we will create new experiential value not only in office spaces but also in diverse spaces such as commercial and cultural facilities.
point0 will undertake this demonstration project by leveraging the expertise of companies and organizations participating in the "point 0 committee," a consortium aiming to create new value through open innovation. In addition to contributing to improved worker engagement and well-being, point0 will examine the usefulness of "Utsuroi Art" in addressing facility management challenges such as cost and maintaining the freshness of content, and aim to create new spatial value through its expansion to other facilities.
