Tanseisha is promoting the "R2 (Real-estate Revitalization)" initiative to revitalize small and medium-sized buildings in urban areas. Based on the policy of utilizing the existing stock of the city, rather than scrap and build, we provide sustainable offices, etc. with the same or better functionality as new buildings by strengthening the earthquake resistance of old buildings and updating the finishing and equipment.

"Use the building for 100 years"
According to one survey, the average lifespan of a reinforced concrete office building in Japan is just over 50 years.
On the other hand, the physical service life of an RC structure is said to exceed 100 years. With appropriate seismic reinforcement and renovation of finishes and facilities, it is possible to use a building for 100 years. R2 aims to reduce CO2 emissions from buildings and contribute to curbing climate change by shifting its approach to buildings from "scrap and build," which involves demolishing old buildings and replacing them with new ones, to "stock utilization," which involves using existing buildings for as long as possible.
"Contribution to mitigating climate change"
Buildings emit large amounts of CO2 at three stages: 1) materials, 2) construction, and 3) operation. By using existing buildings for as long as possible, we can reduce CO2 emissions from 1) materials and 2) construction, contributing to mitigating climate change.

Another redevelopment method
By updating the contents of buildings alone, we can revitalize towns while preserving the familiar streetscape without undertaking large-scale redevelopment.

Sustainable with the latest features
All surfaces that people come into contact with, including finishes and facilities, will be updated, ensuring functionality equivalent to that of a state-of-the-art office while also providing the value of sustainability.
