birunowa

Tanseisha is working to revitalize small and medium-sized buildings in urban centers. Based on the policy of "Making the most of buildings. Connecting to the future," which utilizes the existing stock of the city rather than demolition and rebuilding, we provide sustainable office spaces and other facilities with functionality equal to or better than newly constructed buildings by performing seismic reinforcement and updating finishes and equipment in older buildings. Furthermore, we leverage this expertise to support building owners who want to maximize the asset value of their older buildings. We propose new urban development that is created jointly by all stakeholders surrounding the building, including tenants, investors, and the local community.

    CONCEPT

"Creating a town that makes the most of its resources"

According to one survey, the average lifespan of a reinforced concrete (RC) office building in Japan is 50 years.
On the other hand, the physical lifespan of reinforced concrete is said to exceed 100 years, and with proper seismic reinforcement and updates to equipment and finishes, it is entirely possible to use a building for more than 50 years.
At Bilnowa, we propose a new approach to urban development that involves all stakeholders surrounding buildings—building owners, tenants, investors, and the local community—by shifting our thinking from "scrap and build," which involves demolishing old buildings and rebuilding them, to "stock utilization," which involves using existing buildings for as long as possible.

    OUR APPROACH & VALUES

The three "Wa"s that Bilnoy values

    The "ring" of a building

Buildings emit large amounts of CO₂ at each stage: (1) material manufacturing, (2) construction, and (3) operation. By utilizing existing buildings, Buildingnowa significantly reduces CO₂ emissions during the (1) material manufacturing and (2) construction stages, contributing to the solution of global environmental problems.

    The "harmony" of the building

By utilizing existing buildings, we offer tenants "attractive spaces at fair rents," investors "buildings that are transparent and safe to invest in," and local communities "urban development that utilizes the region's history," thereby creating a win-win relationship among all stakeholders.

    Bill's "story"

Through thorough dialogue with building owners, we identify potential challenges, collaboratively determine the right direction, and provide comprehensive support to maximize the value of their buildings.

    BUSINESS MODEL

    BUY & RESALE MODEL

Danseisha purchases the building from the building owner and rents it out to tenants or sells it to investors.

    ASSET MANAGEMENT MODEL

Tanseisha will carry out asset management services, and the building owner will pay a fee to Tanseisha.
