Development and promotion of new businesses

By combining the planning and design capabilities and spatial revitalization expertise that Tanseisha has cultivated over many years with the demands of the times and new business models, we are working to create value that goes beyond the realm of spatial creation, contributing to reducing environmental impact, preserving culture, and revitalizing local communities, and developing new businesses toward the realization of a sustainable society.

Real estate regeneration and Environmental Consideration projects

We will promote Environmental Consideration urban and spatial development that does not rely on demolition and rebuilding, by utilizing and revitalizing existing building stock.

Promoting "Building Nowa," a new urban development approach that makes the most of existing buildings.

We are promoting "Building Nowa," a business that involves purchasing, reselling, and asset management for small and medium-sized buildings that are facing challenges such as aging buildings and facilities built during the bubble economy, business succession due to the aging of owners, and inheritance issues.
By leveraging our expertise and network in creating spaces and carrying out renovations, we aim to maximize the value of buildings while connecting building owners, tenants seeking office space, and investors in a seamless process.
By shifting from "scrap and build," which involves demolishing old buildings and rebuilding them, to "stock utilization," which involves using existing buildings for as long as possible, we contribute to reducing CO2 emissions generated by new building construction. At the same time, we propose a new form of urban development created together with all stakeholders surrounding buildings, including building owners, tenants, investors, and local communities.

B-OWND website screen

We operate "B-OWND", a platform that utilizes blockchain to sell and distribute artworks created using traditional Japanese craft techniques to the world. This service introduces blockchain-based digital certificates of authenticity to all artworks, making it possible to buy and sell artworks through e-commerce while guaranteeing the authenticity and added value of the artworks in the art market, where value is created through the mutual influence of primary and secondary circulation, and where past ownership history is important.
In addition, through the B-OWND system, we are spreading our art and craft works to commercial facilities and hotels. By connecting the real world (art exhibitions) and online (sales and artist support), we aim to spread our works to more spaces as an ecosystem that supports Japanese culture sustainably.
We have signed a business partnership agreement with Yumekobo Co., Ltd., the agent for bamboo craft artist Tanabe Chikuunsai IV, and are promoting a co-creation project to create new spatial experience value that combines the creativity, technical ability, and technology of "crafts" and "space," and to present the possibilities of next-generation crafts through the use of digital technology.

Carbon offsetting for office renovations

In cooperation with point0 Inc., we implemented a carbon offset(※3)for 10 tons of CO2(※2)emitted in the renovation of the meeting rooms at the membership-based coworking space "point 0 marunouchi,"operated by point 0, in order to achieve carbon neutrality(*1) in office space creation.
In addition to adopting interior materials and furniture with low CO2 emissions, CO2 emissions are reduced by recycling waste generated during space creation. Furthermore, DK-CONNECT, an IoT-based air conditioning management system provided by Daikin Industries, Ltd., which participates in the consortium for co-creation, the "point 0 committee," has been introduced to visualize the operating status of the air conditioning and operate it efficiently, thereby contributing to the reduction of CO2 emissions generated in facility operations. In addition, to further reduce environmental impact, an offset was carried out for the CO2 emissions generated during the renovation of the meeting rooms using the J-Credit Scheme(※4).

(*1) Carbon neutral: The achievement of balancing greenhouse gas emissions and absorption, thereby reducing overall greenhouse gas emissions to zero.
(*2) This renovation will result in approximately 10 tons of CO2 emissions. The calculation scope takes into account emissions from the raw materials, manufacturing and transportation stages of products procured for the renovation, as well as emissions from the renovation work itself. This is equivalent to the amount of CO2 absorbed by approximately 700 cedar trees in one year (assuming that one cedar tree absorbs 14 kg of CO2 per tree per year). Emissions are calculated based on values provided by suppliers and our own calculations. For our own calculations, we used IDEA as our basic unit database.
(*3) Carbon offsetting: The idea is to first recognize the amount of greenhouse gases such as CO2 that are unavoidable in daily life and economic activities, and then make efforts to reduce them as much as possible. For any unavoidable greenhouse gas emissions, offsetting them by investing in greenhouse gas reduction activities commensurate with the amount of emissions.
(*4) J-Credit Scheme: A system in which the government certifies the amount of greenhouse gas emissions reduction or absorption, such as CO2, achieved through initiatives such as the introduction of energy-saving equipment and forest management, as "credits." Credits created through this system can be used for a variety of purposes, including achieving the goals of the Action Plan for a Low Carbon Society and carbon offsetting.
